EPC exampleAs of the 1st October 2008, all UK buildings being rented or sold, require an Energy Performance Certificate (EPC). This is a document issued following a visit by an assessor, detailing the energy performance characteristics of a building.

It records how energy efficient a home is on a scale of A to G. The most efficient homes, those expected to have the lowest fuel bills, are in band A. Another scale of A to G reveals the impact the home will have on the environment in terms of carbon dioxide emissions. The average property in Cornwall is in bands D to E. The EPC includes recommendations on ways to improve the home's energy efficiency to save money on bills and help preserve the environment.

Newly-built properties require a predicted assessment of the energy efficiency, but a full EPC is required for the buyer when the home is completed.
